Giles G. Smyth, Partner, leads the
Commercial Property Team and also has significant experience in property based litigation.
Giles has an established reputation in acting for many of the country’s top developers, property companies and banks, in varied and complex property acquisitions and disposals, including tax driven schemes, co-owned and syndicated property transactions, Landlord and Tenant issues and secured and structured finance.
Giles advises clients in all aspects of property based negligence claims such as defective title, defective security, property defects and negligent lending cases.

Giles' recent experience includes:
- Advising on acquisitions and disposal by property syndicates of interest in lands and buildings
- Advising banks on secured and structured finance transactions with land and commercial properties as primary security
- Advising clients in relation to the acquisition of property with capital tax allowances including nursing homes, retail property, student accommodation and schools
- Advising on disposals by way of lease of multi-unit commercial premises
- Advising in relation to the acquisition of commercial and residential property including shopping centre, offices, houses and apartments
- Advising clients against former solicitors for negligent advice
- Advising banks on security reviews, defective security and claims against solicitors for breach of undertaking
- Advising in relation to warranty claims for property defects
- Advising clients who have who have been in receipt of negligent lending
- Advising clients against parties who have lost their title deeds
Education and Professional Memberships
Giles graduated from University of Limerick with a degree in law and European studies in1996. He was admitted to the Roll of Solicitors in 1999. Giles holds a certificate in International Law as well as a Diploma in Property Tax law. He is a member of the Dublin Solicitors Bar Association.
